Acceptance of Terms
These Terms of Use (“Terms”) govern your access to and use of the website located at therealtygurus.com (the “Site”), including all content, features, tools, and services available on or through the Site, operated by Aijaz Ansari PLLC d/b/a The Realty Gurus (“Company,” “we,” “our,” or “us”), an Arizona licensed real estate brokerage (ADRE License BR663814000).
By accessing or using the Site, you represent that you are at least 18 years of age, have the legal capacity to enter into a binding agreement, and agree to be bound by these Terms and our Privacy Policy, which is incorporated herein by reference.
If you are using the Site on behalf of a business or other legal entity, you represent that you have the authority to bind that entity to these Terms.
About The Realty Gurus
The Realty Gurus is a licensed Arizona real estate brokerage and property management firm operating under Aijaz Ansari PLLC, ADRE Designated Broker License BR663814000. We are regulated by the Arizona Department of Real Estate (ADRE) and operate in accordance with:
- Arizona Revised Statutes Title 32, Chapter 20 (Real Estate)
- Arizona Revised Statutes Title 33, Chapter 10 (Residential Landlord and Tenant Act)
- The AAR (Arizona Association of Realtors) Property Management Agreement and Code of Ethics
- NAR (National Association of Realtors) Code of Ethics
- ARMLS (Arizona Regional Multiple Listing Service) rules and regulations
Our services include residential property management, tenant placement, lease administration, and real estate brokerage in the Phoenix Metropolitan Area.
Use of This Website
3.1 Permitted Use
You may access and use this Site for lawful, personal, non-commercial purposes in connection with researching our services, submitting inquiries, obtaining property information, or communicating with our team. You agree to use the Site only in compliance with these Terms and all applicable laws.
3.2 Prohibited Conduct
You agree not to:
- Use the Site for any unlawful purpose or in violation of any applicable law or regulation
- Scrape, harvest, or systematically extract data from the Site without our express written permission
- Use automated tools, bots, or scripts to access or interact with the Site
- Attempt to gain unauthorized access to any portion of the Site or its underlying infrastructure
- Transmit any harmful, offensive, misleading, or fraudulent content through the Site
- Reproduce, republish, or redistribute MLS listing data obtained through the Site without authorization
- Impersonate any person or entity or misrepresent your affiliation with any person or entity
- Interfere with or disrupt the integrity or performance of the Site or its servers
- Reverse engineer, decompile, or disassemble any portion of the Site
- Use content from the Site to compete with or harm The Realty Gurus business
3.3 Account Access
If you are provided access to an owner portal, tenant portal, or other account-based feature, you are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account. You agree to notify us immediately of any unauthorized use at aj@azrealtyguru.com.
Intellectual Property
All content on this Site — including but not limited to text, graphics, logos, button icons, images, audio clips, data compilations, and software — is the property of The Realty Gurus (Aijaz Ansari PLLC) or its content suppliers and is protected by United States and international copyright, trademark, and other intellectual property laws.
4.1 Limited License
We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Site for personal, non-commercial purposes consistent with these Terms. This license does not include:
- Any resale or commercial use of the Site or its contents
- Downloading or copying of account information for the benefit of any third party
- Use of data mining, robots, or similar data gathering or extraction tools
- Any derivative use of the Site or its contents
4.2 Trademarks
“The Realty Gurus,” our logo, and related marks are trademarks of Aijaz Ansari PLLC. All other trademarks, service marks, and trade names appearing on the Site are the property of their respective owners. Nothing on the Site grants any right to use any trademark without the express written permission of the owner.
4.3 MLS Data
Property listing data displayed on this Site is provided through the Arizona Regional Multiple Listing Service (ARMLS) and Bridge Data Output under a limited license. This data is provided for personal, non-commercial use only. Unauthorized reproduction, redistribution, or use of ARMLS data is strictly prohibited and may subject you to legal liability.
Real Estate Disclosures
5.1 Not Legal or Financial Advice
Nothing on this Site constitutes legal, tax, financial, or investment advice. All information provided is for general informational purposes only. You should consult with a qualified attorney, accountant, or financial advisor before making any real estate investment or management decisions.
5.2 Property Information Accuracy
While we strive to provide accurate and current property information, we make no warranties regarding the accuracy, completeness, or timeliness of any property listings, valuations, market data, or other information on the Site. Property information is subject to change without notice. All information should be independently verified before reliance.
5.3 Equal Housing Opportunity
The Realty Gurus is committed to the letter and spirit of the Fair Housing Act and Equal Housing Opportunity laws. 5.4 ARMLS Data Disclaimer
Based on information from ARMLS. All information should be verified by the recipient and none is guaranteed as accurate by ARMLS. The listing broker’s offer of compensation is made only to participants of the MLS where the listing is filed.
Home Valuation and CMA Tools
This Site offers automated home valuation and Comparative Market Analysis (CMA) tools powered by ARMLS sold comparable data. By using these tools, you acknowledge and agree that:
- Automated valuations are estimates only and do not constitute a formal appraisal, broker price opinion (BPO), or professional valuation
- Results are based on available sold comparable data and algorithmic calculations that may not account for unique property characteristics, recent renovations, condition, or local micro-market factors
- Estimates may differ materially from actual market value, appraised value, or selling price
- No license is granted to reproduce or commercially distribute valuation results
- Submission of a valuation request does not create a client-broker relationship or obligate either party to any transaction
- A licensed Realty Gurus agent will contact you following your request and may conduct a full manual CMA upon engagement
Property Management Services
Information about our property management services presented on this Site is for general informational purposes. The following terms apply:
7.1 Service Agreement Required
No property management services are provided or guaranteed by accessing this Site. All management services are governed exclusively by a signed AAR Property Management Agreement between the property owner and The Realty Gurus. No oral representations, website content, or informal communications constitute a binding service agreement.
7.2 Fee Disclosure
All fees described on this Site (including the $99/month flat management fee, 50% tenant placement fee, 25% lease renewal fee, and $350 one-time setup fee) are subject to the terms of the signed Property Management Agreement. Fees are subject to change; current rates are confirmed at the time of agreement execution. Fee variations may apply based on property size, location, and other factors.
7.3 Tenant Screening
Tenant screening services are conducted through Rent Perfect, a licensed private investigation service. All screening activities comply with the Fair Credit Reporting Act (FCRA), Arizona landlord-tenant law, and applicable fair housing regulations. Screening results are used solely for rental qualification purposes and are not shared beyond what is permitted by law.
7.4 Trust Accounts
All rental funds collected on behalf of property owners are maintained in a separate trust account in compliance with A.R.S. § 32-2173 and ADRE regulations. Funds are disbursed per the terms of the executed Property Management Agreement.
Submissions and Communications
8.1 Form Submissions
When you submit a form on this Site (including contact forms, rental analysis requests, or valuation requests), you consent to being contacted by The Realty Gurus via the contact information you provide. You represent that all information submitted is accurate and that you have the right to provide such information.
8.2 No Confidentiality of Submissions
Unless you have a signed client agreement with us, any information you submit through the Site (other than personal information governed by our Privacy Policy) is not considered confidential. Do not submit proprietary or sensitive business information through general website forms.
8.3 Electronic Communications
By providing your email address or phone number, you consent to receive electronic communications from us, including responses to your inquiries, marketing communications, and transactional notices. You may opt out of marketing communications at any time. Opting out does not affect transactional communications related to active service agreements.
8.4 No Client Relationship Created
Submitting an inquiry, completing a valuation form, or communicating with us through the Site does not create an attorney-client, broker-client, or other professional relationship. A formal client relationship is established only upon execution of a signed service agreement.

The inclusion of any link does not imply our endorsement of the linked site. We are not responsible for any loss or damage arising from your use of any third-party site or service.
The Mortgage Gurus LLC is a separate legal entity from The Realty Gurus. Any mortgage or lending services are subject to The Mortgage Gurus LLC’s own terms and applicable lending regulations.
Disclaimers
To the fullest extent permitted by applicable law, The Realty Gurus expressly disclaims all warranties, express or implied, including but not limited to:
- Implied warranties of merchantability, fitness for a particular purpose, and non-infringement
- Warranties that the Site will be uninterrupted, error-free, or free of viruses or other harmful components
- Warranties regarding the accuracy, completeness, reliability, or timeliness of any content, property data, valuations, or other information on the Site
- Warranties that defects will be corrected or that the Site or servers are free of viruses or other harmful components
We do not warrant or guarantee any specific results from using the Site or our services. Market conditions, property values, and rental rates are subject to change and cannot be guaranteed.
Limitation of Liability
To the fullest extent permitted by applicable law, in no event shall The Realty Gurus, Aijaz Ansari PLLC, its officers, agents, employees, or affiliates be liable for any:
- Indirect, incidental, special, consequential, or punitive damages
- Loss of profits, revenue, data, goodwill, or business opportunities
- Damages resulting from your use of or inability to use the Site
- Damages resulting from reliance on any content, valuation, or information obtained through the Site
- Damages resulting from unauthorized access to or alteration of your data or transmissions
- Damages resulting from any third-party conduct or content on or linked from the Site
In jurisdictions that do not allow the exclusion or limitation of certain damages, our liability is limited to the maximum extent permitted by law. In all cases, our total cumulative liability to you for any claims arising out of or related to these Terms or your use of the Site shall not exceed $100 USD.
Indemnification
You agree to defend, indemnify, and hold harmless The Realty Gurus, Aijaz Ansari PLLC, and their respective officers, directors, employees, agents, and affiliates from and against any and all claims, damages, obligations, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising from:
- Your access to or use of the Site
- Your violation of these Terms
- Your violation of any third-party rights, including intellectual property or privacy rights
- Any content you submit, post, or transmit through the Site
- Your violation of any applicable law or regulation
We reserve the right, at our expense, to assume exclusive defense and control of any matter subject to indemnification by you, in which case you agree to cooperate with our defense of such claims.
Governing Law and Disputes
13.1 Governing Law
These Terms shall be governed by and construed in accordance with the laws of the State of Arizona, without regard to its conflict of law principles. You consent to the exclusive jurisdiction of the state and federal courts located in Maricopa County, Arizona for any disputes arising out of or related to these Terms or your use of the Site.
13.2 Dispute Resolution
Before initiating any formal legal action, you agree to first contact us at aj@azrealtyguru.com and allow 30 days for good-faith resolution of any dispute. This does not limit either party’s right to seek emergency injunctive relief where appropriate.
13.3 ADRE Complaints
As a licensed Arizona brokerage, we are subject to ADRE oversight. Complaints regarding our licensed real estate activities may be filed with the Arizona Department of Real Estate at azre.gov in addition to or in lieu of civil proceedings.
13.4 Waiver of Class Action
Any disputes must be brought in your individual capacity, and not as a plaintiff or class member in any purported class or representative proceeding. You waive any right to participate in a class action lawsuit or class-wide arbitration related to these Terms or the Site.
13.5 Limitation Period
Any cause of action or claim you may have arising out of or relating to these Terms or the Site must be commenced within one (1) year after the cause of action accrues; otherwise, such cause of action or claim is permanently barred.
Changes to These Terms
We reserve the right to modify these Terms at any time at our sole discretion. When we make material changes, we will update the “Last Updated” date at the top of this page. For significant changes, we may provide additional notice via email or a prominent notice on the Site.
Your continued use of the Site after any changes become effective constitutes your binding acceptance of the revised Terms. If you do not agree to the revised Terms, you must stop using the Site.
We encourage you to review these Terms periodically. The most current version will always be available at therealtygurus.com/terms/.
